One of the first questions homeowners ask us is simple: what will it cost to paint my house? It is a fair question, but the honest answer is that no two painting jobs are priced the same. The cost depends on what your home actually needs, and two houses that look similar from the street can carry very different price tags. Rather than quote a number that may not fit your situation, here is a plain look at the factors that drive the cost of house painting in South Florida, so you understand exactly what you are paying for.
Size and square footage
The most obvious factor is how much surface there is to paint. A larger home means more wall area, more trim, more ceilings, and more material and labor to cover it all. Square footage is a starting point, but it is not the whole story. A compact home with high ceilings, lots of windows, or detailed trim can take more work than a larger home with plain, open walls. When we measure a project, we look at the real paintable surface, not just the listed square footage of the house.
Interior versus exterior
Interior and exterior work are priced differently because they involve different challenges. Interior painting usually means moving and protecting furniture, careful cutting around fixtures and floors, and managing dust inside a lived-in space. Exterior painting in South Florida means dealing with sun, heat, humidity, and surfaces that have weathered for years, often with cleaning and crack repair before a single coat goes on. The condition of each space matters as much as the type of work.
Surfaces and substrate
What you are painting has a real effect on the price. Smooth drywall is quick to cover, while textured or rough surfaces hold more paint and take longer to coat evenly. South Florida homes bring their own mix of surfaces.
- Stucco. Its texture absorbs more paint and often needs cleaning and crack repair first.
- Wood and siding. May need sanding, priming, and spot repairs before painting.
- Trim, doors, and shutters. Detail work that is slower than open wall area.
- Ceilings. Especially textured or popcorn ceilings, which add time and care.
Prep and repairs
Prep is one of the biggest reasons two estimates can differ. A home in good shape needs cleaning and minor patching, while a home with cracked stucco, peeling paint, water stains, or damaged drywall needs real repair before any color goes on. Skipping prep makes a job cheaper today and far more expensive later when the finish fails. Good prep usually includes washing, scraping, sanding, filling cracks, repairing damaged surfaces, and priming where needed. The more your home needs, the more the prep contributes to the total.
Prep is half the job in our climate. A flawless coat over a surface that was never cleaned or repaired will not last, no matter how good the paint is.
Paint quality and number of coats
Paint is not all the same. Premium paints cost more per gallon, but they hold color, resist mildew, and last longer in the South Florida sun and humidity, which often makes them the better value over time. The number of coats also matters. Most jobs need at least two coats for an even, durable finish, and some situations call for an extra coat or a separate primer coat. Covering a strong existing color, sealing a porous surface, or getting full coverage from a bold new shade can all add coats and therefore cost.
Color changes
Changing color is more involved than refreshing the same shade. Going from a dark wall to a light one, or covering a bright accent, can require additional coats or a tinted primer to fully hide what was there. Painting several rooms in different colors also adds labor, since each color means more cutting in, more cleanup, and more careful masking. If you are exploring a new look, it helps to talk through your colors early so we can plan the right approach.
Height and access
How easy it is to reach the work affects the price too. Single-story interiors are straightforward, but high ceilings, stairwells, vaulted spaces, and tall exterior walls require ladders, scaffolding, or extra safety measures. Difficult access slows the work and adds equipment, so a two-story exterior or a soaring entryway will cost more than the same area at ground level. Landscaping, tight side yards, and other obstacles around the home can play a role as well.
Why a free estimate is the only accurate number
Because every one of these factors changes from home to home, any price you see online is a guess until someone walks your property. The size of your home, the surfaces, the prep it needs, the paint you choose, the color change you want, and the height of the work all combine into your real number.
